Broken and cracked roof tile replacement

Replacing broken, cracked and slipped roof tiles on Frankston homes: matching old tiles, what a fair price looks like in Victoria and when a permit applies.

A broken or cracked roof tile is replaced by lifting the tiles around it, removing the damaged one and hooking a matching tile back onto the batten. Slipped tiles are pushed back into line and secured. On most Frankston homes this is a short job if a matching tile can be found, and Victorian cost guides put replacing a few broken tiles at $200 to $600 and repositioning slipped tiles at $150 to $400.

The site you are on passes your enquiry to independent roofers in the Frankston area, and the provider who takes it on is the one who inspects, quotes and replaces the tiles.

How do tiles get broken?

  • Foot traffic. Antenna installers, solar installers, gutter cleaners and owners walking in the wrong place crack tiles. Damage often appears months later when the next heavy rain comes.
  • Falling branches. Streets near bushland, such as those along the Sweetwater Creek reserves in Frankston South, often have big trees close to houses, and a dropped limb can break several tiles at once.
  • Hail and storms. Hail cracks tiles, and strong wind can lift and drop loose tiles along edges and ridges. The storm damage page covers what to do after a storm.
  • Age. Old tiles become porous and brittle. Some crack from movement in the roof frame over many years.
  • Poor earlier repairs. A tile packed with mortar, glued in place or replaced with the wrong profile can sit badly and let water in.

Signs a tile needs attention

From the ground, look for tiles that sit out of line, gaps, a visible crack line or a corner missing. Inside, look for daylight in the roof space, water marks on the sarking or a stain on the ceiling. A tile that has slipped half a tile length is easy to see once you know to look for the break in the pattern. If you have a drone or binoculars, use them from the ground rather than climbing up.

Replacement options compared

Situation Usual approach Things to ask
A few cracked tiles, matching tiles available Replace like for like Where the replacement tiles come from and whether they match colour and profile
Discontinued tile profile Use tiles salvaged from a less visible part of the roof, then put the closest match there Which section will carry the odd tiles
Tiles slipped but not broken Re-hang and secure the tiles Why they slipped: broken nibs, rotten battens or missing fixings
Many cracked tiles across the roof Inspect the whole roof and price a wider repair Whether a restoration or partial re-roof makes more sense
Cracked tiles at the ridge or hips Replace and then rebed or repoint the capping Condition of the bedding mortar

Finding a match matters on older homes. Some older tile profiles are no longer made, so a provider may look for second-hand tiles or take tiles from a hidden section such as behind a chimney. Ask how the finished roof will look before agreeing.

What a provider will check or need from you

Send the suburb, the roof type (terracotta, concrete or something else if you know), whether it is single or double storey, roughly how many tiles look damaged and a few clear photos. A careful provider checks:

  • whether there are other cracked tiles you have not spotted;
  • the condition of the battens and fixings under the broken tile;
  • whether the sarking under the tiles is torn or missing;
  • the ridge and hip capping, since a person on the roof often finds pointing failures at the same time.

What the work involves

Most tile replacements are done from the roof with a ladder secured at the gutter line and, where the edge is high or the pitch is steep, edge protection. WorkSafe Victoria lists scaffolds, guardrails, perimeter screens, elevated work platforms and harness systems among the ways to prevent falls. The roofer lifts the course above, slides out the broken tile, fits the new one and resets the tiles around it. Where tiles are clipped or nailed, those fixings are replaced too.

The installation of roof tiles in Australia is covered by AS 2050, which sets out how tiles are placed and fixed for different wind classifications. Ask the provider how replacement tiles will be fixed so they meet the same requirements as the rest of the roof.

Cost

Job Typical Victorian range
Replace a few broken or cracked tiles $200 to $600
Reposition slipped tiles $150 to $400
Rebed and repoint ridge capping, if needed as well $40 to $80 per lineal metre

Ranges are from a published 2026 Victorian cost guide. A two-storey roof, a steep pitch, hard-to-find tiles or extra damage found once the roofer is up there will move the figure. The Frankston cost guide shows how to compare quotes.

Rules that apply

Tile work is not roofing stormwater plumbing. The Building and Plumbing Commission’s description of roofing stormwater work excludes roof coverings made of non-metallic tiles, concrete or slate. Larger tile roofing jobs come under domestic building law instead: the BPC says domestic building work at or above its major contract threshold needs a written contract with a registered builder.

Practice note BP-01, When is a building permit required treats repair of part of an existing building as exempt from a building permit when the work does not affect the building’s structural soundness and uses materials commonly used for the same purpose. Its list of examples includes replacing roof tiles with roof tiles. A full re-tile, a change to a different roofing material or any work on the roof frame goes beyond that example, so ask a building surveyor before agreeing to it.

What a careful provider will not do

  • Glue or mortar a cracked tile in place and call it fixed.
  • Use a tile of a different profile that sits proud and lets water in.
  • Walk on the roof in a way that breaks more tiles than it fixes.
  • Ignore rotten battens found under the broken tile.

Frankston area roofs

Large parts of Frankston and Seaford were built in the post-war decades, so original tiles there can be sixty or more years old. Frankston South rises where Sweetwater Creek comes down from Mount Eliza, and houses on that higher ground take more of the wind coming off Port Phillip Bay. If tiles have broken and water is already getting in, read the roof leak repairs page as well.

What to do next

Count what you can see from the ground, take photos and request a tile replacement quote with your suburb and roof details so a local provider can confirm the scope.

Frequently asked questions

Can one cracked tile really cause a leak?

Yes. A hairline crack lets water through in steady rain, and the sarking underneath may be torn or missing on an older roof. Even where sarking is intact, water can run along it and come out at the eaves or a joint. Replacing the tile early is cheaper than fixing a wet ceiling.

What if my tiles are no longer made?

A provider can often source second-hand tiles of the same profile, or move tiles from a part of the roof you cannot see from the street and put the nearest available match there instead. Ask to see the replacement tile before it goes on.

Do I need a building permit to replace broken roof tiles?

Usually not. The building permit practice note BP-01 lists replacing roof tiles with roof tiles as an example of exempt repair work, provided the structure is not affected and the new material is the kind normally used for that purpose. For a whole re-tile or a change of material, check with a building surveyor first.

Is it safe to replace a tile myself?

Falls from roofs cause serious injuries, and tiles crack easily under a foot placed in the wrong spot. If you are not trained and equipped for work at height, leave it to a provider who uses proper ladder setup and fall protection.

Why do tiles keep slipping on my roof?

Slipping usually means the nib on the back of the tile has broken, the batten under it has rotted or moved, or the fixings were never fitted. Re-hanging the tile without fixing the cause means it slips again, so ask the provider what they found underneath.
